Maintaining your rental

Many tenants rush around and stress when their inspections are due. A house is to be lived in, and most property managers will take that into consideration. However, there are many ways to prepare prior to your inspection, or just to maintain your rental so you can pass with flying colours.
There are a few things you can do inside and outside of the property to keep it clean and damage free!
Inside:
If you intend to hang anything on the walls, consult your property manager to make sure it is okay. Providing it is, we recommend using no damage command strips or 3M branded hooks. In most cases these will not cause any paint damage. Keep in mind if there is damage, you may have to cover the costs.
No smoking inside! There are many people who smoke, you will never be told you’re not allowed to, as long as it is outside. However, smoke can cause staining, strong smells or damage to the walls, carpets and other areas. If smoke is detected in the house, especially at the end of your lease providing you move, it could cause additional costs leaving you out of pocket.
Carpets are expected to keep stain free, we recommend cleaning them regularly and avoiding having anything around or on them that could cause staining. Unfortunately if there are additional stains or they are very dirty, again you could have to cover the costs.
Cleaning your kitchen, and especially your oven frequently is recommended. If the oven is not cleaned regularly it can cause build up and staining. If this occurs, you could incur the costs to remove them.
Outside:
One thing you must do frequently to up keep your property is gardening, such as watering, feeding, weeding, trimming and overall maintaining the lawns and plants. If you fail to do so, it may result in a Breach Notice and a gardener being appointed at your cost.
Parking can be a big thing, it is important to not park any vehicles on the lawn, garden or any area not intended for parking. Parking on the lawns can cause permanent damage to the soil area and be costly to rectify.
We hope that these few things highlighted will assist you in maintaining your property. Remember, a quick google search can sometimes be really helpful! If you are unsure of how to properly clean, or do something it may help you with such.
Please keep in mind that this is a guide only. There are other areas in the household and property that need to be cleaned. We are not listing the only things, just a few main areas that are recommended to take extra care.
