Emergency Maintenance

All repairs and maintenance must be authorised through your Property Manager and must be requested in writing. This can be by email, text message, website request or personally handing it into our office.

No responsibility will be accepted for repairs that are authorised by the Tenant.

Emergency maintenance is something which requires IMMEDIATE attention and may be causing a risk to either you or the property. Examples of emergencies may include a burst water pipe, fire, gas leaks or serious strucutal damage to the property.

In the event of an emergency, please attempt to contact your Property Manager. All emergency matters will be forwarded on immediately. Any non-urgent matters will be dealt with on the next business day. We cannot guarantee attendance by a contractor on the day of notification.

In a Life threatening emergency - Call 000 for fire, police and ambulance.

In the event of:

  • No Electricity -
    • Check the fuse box to see if a safety switch has been tripped.
    • Check the SA Power Networks website for any outages which may be affecting your area.
    • Check neighbouring properties to see if they have also been affected.
    • If you still have no electricity, contact the Property Manager.
  • No Water - 
    • Check your water meter to see if there are any leaks
    • Contact SA Water on 1300 729 283.
    • Notify the Property Manager on the next business day.
  • No Hot Water -
    • Unfortunately, this is not considered to be an emergency. Contact the Property Manager on the next business day.
  • Blocked Drains - 
    • Please contact the Property Manager. If it is a single drain which is blocked, if possible refrain from using it and contact the Property Manager on the next business day.
  • Burst Water Pipe - 
    • Turn the water off at the main.
    • Contact the Property Manager immediately.
  • Broken Window/Glass - 
    • If possible, secure the window until the next business day. If this is not possible, contact your Property Manager. Please Note: If the damages were caused by you, the invoice will be passed on to you to pay.
  • Property Break-in -
    • Contact the Police on 131 444 immediately.
    • Do not disturb the scene until the Police have finished their work.
    • Retain the Police Card with the Police Report Number and forward to the Property Manager on the next business day.
  • Locked out - 
    • If outside of business hours, contact a locksmith, this will be at your own cost.
    • Do not attempt to break into the property. You will be held responsible for any damages caused by doing so.
  • Fallen Tree/Storm Damage - 
    • If the situation is not life-threatening, ring the State Emergency Service (SES) on 132 500.
    • In the event of a life-threatening emergency, contact 000 immediately.
    • Contact the Property Manager on the next business day.
  • Fire 
    • Ring 000 immediately and then contact your Property Manager.
